What happens if the appraisal comes in low

On a financed purchase, the lender lends against the appraised value, not the contract price. If the appraisal lands below the contract, the gap is real money and somebody has to cover it.

Your three options

Renegotiate. The most common outcome. A seller facing the same problem with the next buyer often meets somewhere in the middle.

Cover the difference in cash. The buyer brings the gap to closing. The loan is unaffected; your down payment simply grows by the shortfall.

Walk away. If the contract has an appraisal contingency, this is what it is for.

What a low number is telling you

A contract price is what one buyer agreed to pay on one day. An appraised value is what the closed-sale evidence supports. When the two differ, the appraisal has not malfunctioned — it has reported the market as it stands, which is exactly what the lender pays it to do.

A defensible appraisal that lands below an optimistic contract price has told you something true and slightly expensive, which is what you paid it for. An appraiser who moves under pressure is worth nothing to anybody — including, eventually, to you.

Why South Florida is easy to misread

This market punishes appraisers who work it casually. Large parts of Palm Beach County carry mailing addresses that do not match the community, so comparables can be pulled from an entirely different market a mile away. Waterfront value turns on dockage capacity, water depth and bridge clearance — properties that look equivalent on paper are not. Acreage improvements — barns, paddocks, workshops — appear in county records as nothing more descriptive than "outbuilding". Local files and local mileage are what keep those from becoming wrong numbers, and they are why who appraises matters.

Does a low appraisal kill the purchase?

Usually not. Most contracts resolve by renegotiation — the appraisal gives both sides the same fact to negotiate from. The other routes are covering the difference in cash or using the appraisal contingency.

Why do appraisals come in below the contract price?
