How we work
If you are looking for a residential appraiser near you in Palm Beach, Martin, St. Lucie or Broward County, this page explains what actually happens when you engage us — and the rules we work under that no fee changes.
From first call to delivered report
The call. We ask what the property is, what the appraisal is for, who will rely on it, and the effective date it must carry. Those four facts set the scope, and the scope sets the fee. We quote a firm fee and a turn time together; the quote does not drift after the work starts, and the date we quote is the date we hit.
The inspection. For a full interior assignment we measure the house, walk every room, photograph inside and out, and ask about improvements with dates. It typically takes well under an hour for a typical home. A lived-in house is fine — condition is about materials and maintenance, not housekeeping. Some assignments carry a narrower scope (exterior-only, desktop, retrospective on documented condition), and the report states plainly which one it is.
The analysis. Comparable sales are selected and adjusted from the market evidence, not toward anyone's hoped-for number, and the reasoning is shown in the report rather than asserted. Every report is prepared under the Uniform Standards of Professional Appraisal Practice and carries a signed certification.
Delivery. You — or the client who engaged us, on lender work that is the lender — receive the full written report. We answer questions about what it says. What we do not do is renegotiate it.
Independence
We do not accept assignments where the fee depends on reaching a value, on a value's direction, or on a deal closing. We take instruction on scope — the property, the date, the intended use — and instruction on the conclusion from no one. This is required by USPAP and by federal appraiser-independence rules, and it is also the entire product: a number produced to order is worth nothing to anyone, including the person who ordered it. That is why service pages on this site carry a "what we will not do" section. They are not disclaimers; they are the specification.
Evidence over assertion
Everything quantitative on this site traces to our records — 34,510 appraisals, of which 26,891 are plotted on a public map you can search by city and neighbourhood. Where a page states a figure, it was computed, not estimated. Where we lack the evidence to say something, the page says less.
Confidentiality
Assignment results belong to clients. No values, no names, no subject photographs — on this site, in our marketing, anywhere. The privacy policy sets it out in full.
Where we work
Four counties, unevenly and honestly: Palm Beach County (24,181 appraisals), Broward (5,064), Martin (1,677) and St. Lucie (927). Wherever you are in these counties, we have almost certainly appraised near you — the map is the proof, and the service area page lists the cities. We are based in Palm Beach Gardens and inspect throughout all four counties.
Who engages us
Homeowners making a decision; attorneys in divorce, probate and litigation; CPAs and personal representatives settling estates; lenders, credit unions and appraisal management companies. The report changes audience; the method does not.
What we will not do
No predetermined values. No advocacy. No legal or tax advice — we explain the facts and send you to your attorney or CPA for the election or the strategy. No commercial property, ever: residential only, and we say so rather than stretch.
